Replace water damaged porch roof. Replace roof framing and membrane in its entirety. Retain brick pier supports and arches, but replace upper course of loose brick with salvaged matching brick. Add porch ceiling fan. Retain wood porch floor but patch holes and make sure that water is shedding away from house. Repair front roof by replacing several missing clay roof tiles to match the rest of the originals. Paint rear wood shingles. Replace seven windows on front of house in-kind, i. E., with six-over-one and four-over-one windows to fit the original masonry openings, with the sash kits to be set into the original weight pockets so that the sash is the same size as the existing. The windows shall have external muntins not to exceed 7 8-inch width and shall reuse or replicate the original brick molds and not wrap (with vinyl or aluminum) the original frames or mullions. The dormer windows and the door transom and sidelights shall remain.
