Renovate interior of house includes replace existing kitchen cabinets, replace existing appliances , light fixtures and upgrade bathrooms. Remove and open one non-bearing wall 1st level, plaster and paint .

Add deck with stairs to rear of house with 2 new motion detecting lights and a new gfci outlet. Relocate boiler and water heater utility closet in basement. Relocate washer and dryer lines in basement for future use. Finish basement for recreational space. Minor changes to 1st floor approved work under b1610011. Existing permits b1613542 for front porch repairs b1610011 for 1st & 2nd floor renovations.

Replace water damaged porch roof. Replace roof framing and membrane in its entirety. Retain brick pier supports and arches, but replace upper course of loose brick with salvaged matching brick. Add porch ceiling fan. Retain wood porch floor but patch holes and make sure that water is shedding away from house. Repair front roof by replacing several missing clay roof tiles to match the rest of the originals. Paint rear wood shingles. Replace seven windows on front of house in-kind, i. E., with six-over-one and four-over-one windows to fit the original masonry openings, with the sash kits to be set into the original weight pockets so that the sash is the same size as the existing. The windows shall have external muntins not to exceed 7 8-inch width and shall reuse or replicate the original brick molds and not wrap (with vinyl or aluminum) the original frames or mullions. The dormer windows and the door transom and sidelights shall remain.
