The project will consist of 2 phases. The first phase includes the renovation of the existing building that is located at 1255 22nd street nw. The second phase will be built on lot 194 (currently an existing parking lot located behind the existing phase 1 building), and is subject to our alley closing approval that is currently in process. The phase 2 building is planned to span over the to-be-closed existing alley and connect to the existing phase 1 building. As part of our application to ddot, we plan to remove the existing 2 curb buts that are located at the ne corner of 22nd street and ward place nw. However, as a result of the phase 2 expansion and building usage change, new pepco vaults will be necessary to service the final construction. The existing building currently has a zero lot-line underground parking structure that prevents for the installation of the proposed pepco vaults on private space. Therefore we are proposing 2 new transformer and 1 new bus hole vault along 22nd
