The project consists of a new 8 story building with 2 levels of underground parking and ground floor retail on a currently vacant lot. 1st street, sw and v street, sw will be widened and re-surfaced. The garage vault will extend 14. 5 into public space. A new sidewalk with streetside bioretention, new streetlights, and ada curb ramps will be built where the property fronts these streets. A new ft driveway serving the garage will be constructed on 1st street. Access to national park service property via water street, sw will be closed. Because the project site is located in the flood plain, the ground floor must be raised by several feet above the surrounding grade. Five stairways and a pedestrian ramp in public space are proposed to allow for this elevation change.
