Garage repair: - remove existing garage roof, side entry door, rear gutter, and existing asphalt roofing installed over the interior garage floor. Install new osb t&g roofing sheathing. Install new base sheet and torched down modified bitumen roofing including all necessary torched down flashing. New roofing materials will be painted with new silver fibered roofing paint. Perform tuck pointing to the brick of the garage where necessary only. Install new standard rear gutter and downspout. Install new swing entry door. Paint all interior and exterior walls of the garage, including the trim, doors and windows: paint interior and exterior. Install 6 new interior electrical outlets and 2 interior ceiling lights with a single switch.

Installation of not more than 1 new air conditioning unit, up to a maximum of 10-tons of equivalent refrigerating effect.
