Demolish existing pergola, pool and hardscape. Construct new porch and breakfast bay, convert hip roof to gable in rear yard. Replace window sashes (56) and install shutters (31 pair). Replace existing elevator cab.

Demolish existing rear yard features which will include the pool trellis, deck, fencing and pool. Remove the brick patio, house trellis and columns, and stone sitting walls

Three geotechnical borings, b-1 through b-3, will be drilled to 25 feet or auger refusal. No monitoring well will be installed. Boreholes will be tremie-grouted with 2-lb bentonite/1-gallon water slurry upon completion. Waste will be containerized in 55-gallon drums, tested, and disposed of with demolition debris and cut soils during construction. Closest intersection is o street nw and 31st street nw.

Revision to b 131 1523. Changes specifically to rear and side yard privacy fencing and stone cmu retaining wall finishes

Refurbish non-historic & deteriorated front steps/stoop. New painted metal stringer & stone treads to match overall dimensions of existing stair/stoop. New balusters, see drawings. Refurbish & reuse existing hand rail & newel posts. Replace door at side of garage, see drawings for design. Replace exterior wall lantersn @ front door & side areaway. Replace exterior lights @ garage. See drawings for details.

Plumbing and gas

Replace windows, install hardscape, landscape, exterior lighting, privacy fencing, stone cmu retaining walls as shown on plans. Repair permimeter stone wall, in kind, at conclusion of construction.

Install new swimming pool, cover, pool equipment, fence and associated appurtenances in rear yard

Install underpinning for proposed wall.

Drilling and installation of 6 closed loop vertical geothermal wells to 375 in depth for heating and cooling air rotary drilling application 8. 5 in borehole to top of competent bedrock 6. 25 in pvc casing installed 5. 5 in borehole from there to target depth.
