Gut renovation of 1st floor and 2nd floor kitchens. Electrical, plumbing and insulation will be update in the kitchens. Install new cabinets. Gut renovation of 2nd floor main bathroom. Update electrical,plumbing and insulation in the bathroom. Replace toilet, sink and tub. Removal of unused chimney from roof to basement that runs through center of the house. Install new hvac system and rinnai in the 2nd floor apt only.

Renovate front porch. Use composite wood for floors. For the railings use pvc, for the columns use pine wood, for the lattice use pvc, for trim use pvc. Replace trim on garage. Framing and roof to remain.
