New construction of an office and residential mixed use high-rise building per approved plans and bbs variance no 22989. 21 story bldg includes ground floor lobby, utility and shell retail spaces, 2nd floor multi-purpose space, fitness center and classroom spaces, 3rd floor roof terrace and shell education spaces, 4th and 5th floor shell office spaces, 15 residential floors with 1 total units, and penthouse level mechanical spaces with future roof assembly space. The fit out the lobby, 2nd floor multi-purpose fitness educational space, 3rd floor roof terrace and residential floors is included in this permit. Separate permits required for fit out for ground floor retail spaces, educational spaces on floor 3, office spaces on floors 4 and 5 and roof top assembly space separate permits required for mep & fire suppression

Admin review for permit #357595 for relocation of parking from underground basement parking garage next to door lot at 1013 vine st. And misc. Changes to proposed building (height, overhangs, trellis).

An administrative zba approval of ap#357595 & ap#502627 to make the following changes: increase - res units from 143 to 150, tower width from 58 to 64 and ht of roof parapet from 81 to 83; add hvac screen wall at penthouse, new storm water stg tank and inc dec. Flr hts at various levels; decrease bldg ht from 308-9" to 268-2", number of flrs from 23 to 20, penthouse ht from 290-8" to 250-2" and roof embellishment from 7 to 5; remove overhangs along pearl st, trellis embellishments on 10th st, roof ledge on south side of tower, curb bump at corner of vine and 10th sts and remove basement level including parking, driveway ramp, mechanical and electrical spaces; provide 26 off-site parking spaces at 929 race st as per leasing agreement. An administrative zba approval of ap#357595 & ap# 502627 to make the following changes: widening of pearl st, reduce overhangs encroachments along vine st, roof embellishments, 2 feet encroachments along pearl st, reconfigure spaces in the parking garage, modifications to layout of various rooms spaces, increase building height to 308-9" and reduce # of dwellings to 143 units; as part of the previous permit to erect a 23 story detached structure for use as: cellar - parking (23 spaces) and utilities; 1st flr - retail and lobby for community center; 2nd & 3rd flrs - community center; 4th & 5th flrs - offices; 6th thru 23rd flrs - residential dwelling units and rooftop level - roof garden and mechanicals (size and location as shown in the application).

For the complete demolition of all existing structures and for the relocation of lot lines to create (1) lot seven (7) deeded lots with two (2) opa accounts (1001 to 1011 vine st) (size and location as shown in the application).

To amend the permit extension ( original application # 357595)( suppliment application # 438003 and 502627 ) act to provide clarification surrounding the expiration of all permits and board approvals extended to july 1, 2016 under the act.
